Airborne mold is present almost everywhere. The type of mold colonies that lead to infestations requires as little as 24 to 48 hours on a moisture surface such as floors, drywalls, titles, etc. An effective mold remediation protocol has two components:

  1. Prevention
  2. Remediation

While the first component, prevention, can and should be followed by all occupants residing in residence, the second part, remediation, ought to be only be carried out by trained technicians from professional service companies such as ITD Restoration.

PREVENTION

Mold can only grow from sources of excess water. Therefore the prevention and elimination of standing, leaking or pooling water is always the first step. Be vigilant about keeping your home free of excess moisture and humidity.

Make sure you check your plumbing and have sound ventilation & dehumidifying system in place. And maintain a relative humidity level no greater than 65%.

REMEDIATION

The second part of the mold remediation protocol is the actual cleanup process. As soon as you suspect or detect the presence of mold, it’s time to get the professionals involved to control the spread of mold and clean up its underlying source.

There are different remediation protocols depending on the size of the affected area.

For small to mediums areas less than 100 square feet:

  • Conduct a thorough inspection by trained staff with proper equipment to identify mold sources and the exact levels of infestation.
  • Remove or cover all furniture, carpeting, and other objects in the affected zone
  • Apply methods to limit and reduce dust generation
  • Clean up all moldy materials with specials soaps and detergent solutions
  • Vacuum the entire area with HEPA equipment
  • Let the area air dry
  • Perform tests to ensure the area meets all quality assurance indicators

For large areas greater than 100 square feet:

  • Conduct a thorough inspection by trained staff with a minimum of half-face elastomeric respirators with P-100 filter, full-body coveralls including gloves, and eye protection
  • Remove all furnishings and seal the work area using plastic sheeting and duct tape
  • Deploy an exhaust fan equipped with a HEPA filter to generate negative pressurization
  • Airlocks and a clean changing room might be needed depending on the situation
  • Apply methods to limit and reduce dust generation
  • Remove all moldy materials in sealed plastic bags with their outside property cleaned prior to disposal
  • Before leaving the site, staff must remove disposal clothing
  • HEPA vacuum and clean with detergent pathways leading to the affected area
  • Let the area air dry
  • Perform tests to ensure the area meets all quality assurance indicators

As you can see, there are different standards for equipment, materials, and testing that must be followed for each level of mold remediation. The key is to do it immediately and do it properly. That’s why you should always contact a certified remediation company that can develop and implement a comprehensive plan to ensure proper cleanup.
